Financing Options

What is owner financing?

Owner financing (also called seller financing) means you apply to finance directly with us, the developer, instead of getting a traditional mortgage from a bank. Home Helpers has more flexible terms than traditional banks, making homeownership possible for many who would otherwise be denied.

With owner financing, you’ll avoid many of the pricey costs and fees, and the whole process moves much quicker.

How does owner financing differ from rent-to-own?

Owner financing provides you with actual homeownership from day one, while rent-to-own typically gives you the option to purchase after a rental period. With our owner financing, you immediately build equity in your home and have all the legal protections of a homeowner, unlike rent-to-own arrangements which offer limited protection for renters.

Can I have pets with owner financing?

Yes! Pets are welcome with owner financing. Since the home is yours from day one, you have the freedom to make it a home for your entire family, including your furry friends.

Who holds the insurance policy on the home?

The insurance is in your name immediately upon closing. As the homeowner, you’ll be responsible for maintaining homeowner’s insurance throughout the term of your financing, just like any traditional homeowner. And, with HHP, it’s all included in the monthly payment.

Do I need a down payment?

We offer no down payment options for qualified buyers. Our goal is to make homeownership accessible to hardworking families who can afford monthly payments but may not have saved enough for a traditional bank down payment.

What credit score do I need to qualify?

We work with clients across the credit spectrum and don’t have strict minimum credit score requirements. Even if you’ve been denied elsewhere due to credit challenges, we encourage you to apply – we try harder to find solutions that work for your situation.

At HHP, a strong monthly income will help us overlook past credit issues.

Past evictions don’t affect your qualifications. We understand that financial hardships happen, and we focus on your current ability to make monthly payments rather than past difficulties.

Can I qualify if I have a recent job change?

Yes! A recent job change most often doesn’t affect your qualifying. We understand that career transitions are a regular part of life. What matters to us is your current income stability and ability to make your monthly payments.

Can I qualify on a fixed income?

Absolutely. You can qualify on a fixed income, including Social Security, permanent disability benefits, pension, or other regular income sources. As long as your monthly income can comfortably support the home payment, we’ll work with you to find the right property for your budget.

What are the typical monthly payments for your homes?

Most of our homes have monthly payments ranging from $1,400 to $2,000, which is usually comparable to rental rates in the area. The exact amount depends on the specific property, its location, and the terms of your financing.

Why do active duty, reservists, and military veterans get more favorable terms with HHP?

Because they’ve earned it. Oftentimes, HHP covers all fees and charges to qualified current and former military personnel. They only need to bring their ID to the closing; no money is required.

Application Process

How do I get started?

We recommend browsing our available properties first and scheduling a viewing of any homes that interest you. Our team can show you properties and answer your questions in person.

Once you’ve attended a formally scheduled viewing of a home you love, you’ll need to fill out our free online application form.

Can I use a co-signer to qualify?

Yes, you can use a co-signer – even temporarily. A co-signer can help strengthen your application if needed, and we offer flexible arrangements that may allow the co-signer to be removed from the financing once you’ve established a strong payment history.

How long does the approval process take?

Most clients can receive an answer within 1-2 business days after submitting all required documentation. The full approval and closing process typically takes 2-3 weeks, much faster than traditional bank mortgage closings.

Will you check my credit?

Yes, we do run a ” Soft Pull” credit check initially as part of our application process. HHP does not have a minimum score; we look at your complete financial picture rather than just focusing on your credit score.

By authorizing our credit check, you allow us to better understand your situation and tailor our financing options to your needs.

We offer a variety of renovated single-family homes throughout the Greater New Orleans area and Southeast Louisiana. Our properties range from cozy cottages to more spacious family homes, with all featuring modern renovations and updates.

Are your homes newly renovated?

Yes, we specialize in offering renovated homes that are move-in ready. Our goal is to provide quality housing that doesn’t require immediate repairs or additional investment from buyers.
